How often should apartment buildings be professionally cleaned?

Most multifamily properties benefit from professional exterior cleaning every 12–24 months, although frequency depends on the building materials, surrounding vegetation, climate, exposure to moisture, and the property's appearance standards. Livingston Pro Wash can evaluate your community and recommend a cleaning schedule based on actual property conditions.

We select the cleaning method based on the surface and condition of the building. Many apartment exteriors are better suited to a controlled soft-washing process rather than high- pressure washing. Harder surfaces may allow different methods. Our goal is effective cleaning while protecting the building materials.

We can evaluate vinyl siding, brick, stucco, painted surfaces, concrete, composite materials, and other common multifamily exterior surfaces. Cleaning methods and solutions are selected according to the material and its condition.

Yes. Livingston Pro Wash is equipped to handle multi-story multifamily properties. Equipment, access requirements, cleaning methods, and safety considerations are evaluated during the property assessment.

Typically, no. Residents can generally remain in their apartments while exterior cleaning is performed. Management should provide advance notice and residents may need to close windows and doors, secure pets, remove certain belongings, and follow property-specific preparation instructions.

Yes. Whole-community exterior cleaning is one of our core services. Larger properties can be divided into buildings, phases, or work zones to help minimize disruption to residents and property operations.

Finishes & Preparation

5. Will sealing make my surface glossy?

Not necessarily. Suitable options may include a natural look or an enhanced finish. We discuss compatibility and confirm appearance with a test area.

We first assess the existing coating and its condition. Additional preparation or removal may be needed before applying a compatible system.

Some film-forming sealers can become slippery when wet. We assess traction needs and suitable products; no finish guarantees a slip-free surface.

Results depend on the stain and surface condition. Deep stains or discoloration may remain, and we discuss realistic expectations before work begins.

No. Structural cracks, settling, drainage issues, and uneven paving may require repairs before cleaning and sealing.

We inspect the joints and include compatible joint restoration in the scope when needed. It is not required for every project.

Scheduling & Care

11. Can cleaning and sealing happen on the same day?

It depends on the surface, weather, and selected product. Drying requirements may mean separate visits.

We provide product-specific reopening guidance. Pedestrians, vehicles, pets, and furniture may require different waiting periods.

We may adjust the schedule to meet the product's application and curing requirements.

We confirm access needs in advance. Arrange to clear vehicles, furniture, and movable items, and keep people and pets away from the work area.

Timing depends on the product, exposure, traffic, and wear. We recommend inspections and condition-based maintenance rather than a fixed schedule for every surface.
